Not all home warranties are created equal so do your research, read the on-line reviews and determine which is right for you. They have varying levels of coverage and different deductibles. Some offer two year plans and others give you an extra month for the one year plan. You can renew these annually, but like all insurance, the price may increase based on the number and cost of the claims you made. The video above is from Home Warranty of America. Sometimes we are called to list a house for sale but the sellers don’t have a place to go after they sell. Here is where we say, wait… back up a moment… please let’s discuss what you hope to accomplish with your move.

Usually we get the response that if I net enough on my current sale I hope to buy a house here with these features and so on. Again, wait… back up a step.


Suppose we first look at what is available in your dream scenario, then let’s see if your proceeds from your sale will go far enough to get you there. The last thing we want is for you to sell from a place where you’re comfortable but not ideal and leave you with no options to attain that level of comfort again. Let us help you determine if your ideal is truly attainable. What is the actual cost of living in your dream home, will it be in your best overall interest in the end. We are not here to make those decisions for you. We are here to help you make a solid informed decision for yourself.

It is always in our business interest to help people sell and buy houses, but it has to be a good choice for our client and it has to be in their best interest as well. We are in more than the business of helping people sell and buy. We want their happiness to be part of that business model.

Today we are in a market where people can get more for their home that they thought imaginable. But after their own home sale they have to buy again and sometimes the cost of the next house can also be staggering. When clients decide to sell and buy they need to know up-front and within reason what their finances are going to look like when the transactions are all completed.

It is a great time to sell a house, and may also be a great time to buy, but don’t go into this important transition without thoroughly looking over the numbers. That’s all.

If all you are looking for is saving on your monthly mortgage, before you sell and buy for heaven sake, look into refinancing.  So many lenders out there to help you with this option and rates are STILL great.

Surely you have noticed all that junk mail from on-line loan companies.  Sometimes they make unrealistic promises on how far they can reduce your monthly payment obligation.  Well you don’t have to talk to them.  You can talk to your local Realtor® for their recommendation and/or speak with a local loan originator.  Or you can walk into your bank and talk with their on site mortgage person.  You may be very pleasantly surprised on how much you can lower your rate.  You might even want to go from a 30 year term to a 15 and pay off that debt early.

They may have options for including closing costs and if you are still paying mortgage insurance (PMI or MIP), depending on your loan you may be able to reduce your mortgage by that amount simply by making a call to your current mortgage holder.  Once you have paid enough principal or your home value has increased so that your loan is less than 78% of your home’s value it is no longer required on most loans.  These reductions are not automatic but often you will be notified when the opportunity arises.

One caveat about refinancing.  Be careful about folding credit car and auto debt in to your home loan.  99% of the time you are better off paying down revolving charge and/or debt than taking away from your home equity.  Too often home owners are tempted to trade off credit card dept for home equity by refinancing more money than they currently owe.  If this is you, you may have another problem that isn’t solved by trading away your home’s equity.

Renovating Your House

Often enough it happens that once we get clients to make improvements and touch-ups to get ready to sell, they actually have second thoughts about leaving the house they never knew could look so good.  While we only get paid when we sell their house and we spend quite of time, money and resources to prep a house to sell we are pleased that we can make our clients happy with the home they already have.  Pleased but no better off for our efforts.

This brings me to the point.  It doesn’t have to take a lot of renovating to make your current house your dream house.  It just takes some expert advice now and then to point you in the right direction.  A bit of paint, some handy man choore or a honey-do list, new flooring, cabinet or counter kitchen upgrades, or new fixtures can transform the old house and make it feel new again.  So, it all depends on why you want to move.  If it is just because you are tired of the same old same old then renovate.  If you need to down-size, up-size, change of neighborhood or lifestyle then paint, spit and polish isn’t going to get you there.

 1) A simple kitchen remodel

2) Bathroom Addition (in particular if you are limited on bathrooms)

3) Re-inventing a room (if the kids are gone that “toy room” might make an excellent office/study)

4) Energy efficient windows (in colder climates in particular)

5) Deck or patio addition (outdoor spaces can be huge home attractions)

6) Insulation (the article has this but unless you are drafty and showing in the winter months it is out of site out of mind – in my opinion)

7) Basic updates, ie. fresh paint, clean windows and sills, crawlspace  or basement dampness, etc.

If you are a gardener or simply enjoy the outdoors you have to see this gardener’s paradise at 119 Allendale Dr.  It will be on the market by this weekend and I cannot wait for the professional photos and videos to arrive.  This neighborhood has taken off and it is homes like this one that make it so desired.

Are you a Garage Person?

Some folks love their garages.  Are you a garage person?  Is your place for random storage and oodles of boxes and junk or a clean and organize work space for parking and tinkering?  For so many home buyers the garage is an important feature, yet everybody has their own idea on how to put it to its best use.

So are you a person with a 3 car garage and at least two cars in the driveway all the time or do you have to clear a path to find your way through?  To be honest I never learned the real value of a garage until I spent my first winter in upstate NY without one.  Scraping snow off windows and the roof of your car will definitely give you second thoughts about better use for your garage than storage.

Typically when we list a house we focus on clearing the clutter out of the main living space.  Usually that means renting a storage unit or having a garage sale or just crowding the cars out of the garage and heaping piles of boxes and stuff into every nook and cranny of the garage .  But if you really want to make an impression prospective buyers you should have that garage clean and empty of everything but the cars and perhaps a tool shelf.   A painted or stained floor or the special garage flecking on the floor will certainly impress the car junkie of the home shopper’s family.  Moreover a clean and organized garage says a lot about the condition and state of repair of the rest of the house.  If people are meticulous about their garage you can be certain that they are equally meticulous about the rest of the house.
